Last month, 17 Mercer Island single family homes were added to the number of active listings for a total of 44 offered for sale. In November of last year, 15 were added for the month, making a total of 76 active listings.
Just 10 of the 44 homes listed are located north of S.E. 40th Street.
While listings are lagging, sales are up, as are prices.
The number of home sales that were finalized last month were up by 50 percent – from 14 to 21. In November last year, the median sales price of the 14 homes that sold in the month was $882,000. Last month, the median sales price of the 21 sales that were finalized was $1.4 million.
The monthly report from the Northwest Multiple Listing Service noted that sales activity is up in many areas. Yet, “supply is tight in many areas served by Northwest Multiple Listing Service,” the report said.
Area-wide, there is slightly more than 3.5 months of supply, but in King County it’s about two months.
For the four Puget Sound region counties (King, Kitsap, Pierce and Snohomish) the total of 5,220 pending sales marked the highest level for November since 2006.
No Island condos were sold last month. The median closed sale price of the five condos that sold in November last year, was $350,000.
As of Dec. 5, there were 43 active listings for single family homes on the Island.
Three homes are offered at prices of $16 million or more; one of which is the $26.8 million home on Butterworth Road. The least expensive home is a one story, three bedroom, three bath home built in 1956 on an 8,800 s.f. lot at 2249 80th Avenue S.E.
Just five condominiums are listed. They include a $230,000 one bedroom, one bath unit in the Carlton and $995,000 for the 2,400 s.f. penthouse at Regency Terrace, 8005 S.E. 33rd Place.
